San Jose Eichler HVAC Installation – Fairglen, Fairhaven (aka Mossbrook), Rose Glen
There are about 350 Eichler homes in San Jose, spread over five tracts. These homes were built in a time span from 1951 to 1962, using different architectural firms. Eichler homes are built without places to hide ductwork, so central air isn’t a great option – ductless HVAC is the way to install indoor climate control without ruining the architectural design. But before we talk about that, here is where the Eichler homes are located in San Jose.
Fairglen is the most well-known cluster of Eichler homes in San Jose. This community of Eichlers is bordered by Booskin and Briarwood Drive, with Eichler homes on Fairhill Lane, Fairwood Avenue, Fairlawn Avenue, Fairlawn Court, Fairgrove Court, Fairoak Court, Fairorchard Avenue, Fairglen Drive, and Andalusia Way. These homes were built in 1958, and feature a variety of models featuring both courtyard and atrium homes.
Fairhaven, also known as Moosbrook, is on the western edge of San Jose near Campbell. This cluster contains 57 Eichler homes, which were built in 1962 and 1963. The tract spans only three streets, from Mossbrook Ave, Mossbrook Cir, and Student Lane. Like manhy other Eichler homes that were built later in San Jose, the Fairhaven homes are larger, with an average of about 1700 sq ft. There are thee differebt Eichler designs used here, two of which are atrium designs. The Fairhaven Eichlers are all 4-bedroom, 2-bath homes.
There is also a cluster of Eichler homes off Dumbarton Avenue on Frobisher Way, Comstock Lane, Hudson Drive, and Raleigh Drive.
In the late 1950s, there were 30 Eichler homes built in the Dry Creek neighborhood. On Margot Place and Adele Place, bordered by Dry Creek Road and Briarwood Drive/ Georgetta Drive. These are all comfortably sized 4-bedroom, 2-bathroom homes.
The Rose Glen tract were the very first Eichler homes built in San Jose, in 1952 and 1953 by architects Anshen + Allen. These 75 homes are located directly southwest of San Jose City College, with homes on Goodwin Avenue, Menker Avenue, and Richmond Avenue, between Kingman and Fruitdale Avenue.
Why Eichler Homes Require Ductless HVAC
Joseph Eichler was an innovative architect and real estate developer in the 1950s-1970s who was heavily influenced by Frank Lloyd Wright. Eichler homes have a distinctive design, using open-room space, floor to ceiling floor windows, glass transoms, outside courtyards, atria, and walk-out patios. The Eichler style is often referred to as mid-century modern or post-WWII modern architecture. Many of the 11,000 Eichler homes built in Northern and Southern California from 1949 to 1972 were built in the Bay Area, including the first one in Sunnyvale.
One big difference between Eichler homes and traditional ranch homes is the lack of ductwork that central air conditioning systems rely upon. Central air conditioning is not a viable option because adding ductwork to an Eichler home would destroy the entire effect of the open design and architecture.
This is why Ventwerx HVAC relies on ductless heating and cooling, which uses mounted air handlers to redistribute heated or cooled air. These “mini-split” systems heat and cool different “zones” in the home, redistributing heat energy using a heat pump. Ductless systems use thin insulated refrigerant lines to move the thermal energy, instead of bulky, space-consuming ductwork. This makes ductless HVAC the ideal choice for your San Jose Eichler home.
