Joseph Eichler was an architect and real estate developer inspired by Frank Lloyd Wright’s ideas of “bringing the outside in”. His Eichler homes utilized open-room designs, windows that extended floor to ceiling, glass transoms, outside courtyards, atria, and walk-out patios. Eichler’s Sunnyvale Building Company designed and built the first Eichler home in 1949. Between 1949 and 1972, Eichler bult over 11,000 homes in Northern and Southern California, with the majority of these being built in the Bay Area. The distinctive Eichler style is sometimes known as post-WWII modern, or mid-century modern residential architecture.

A Radiant Heat Alternative: Ductless Heating

Joseph Eichler’s mid-century homes were often built using a radiant heating system. Radiant heat allows hot water to flow through pipes in the floor, underneath a concrete slab. The heat rises and warms the home. This type of system usually lasts around fifty years. When the piping in the radiant heating system fails, due to pinhole leaks or other failure, the flooring must be torn up to access the piping system. This is not feasible or practical for many homeowners.

With ductless HVAC, a three to four-inch hole in the wall is used to for the conduit connecting the indoor evaporator units and outdoor condenser units. Different rooms have air handling units mounted inconspicuously on the wall to provide heated or cooled air to different rooms, or “zones”. 

Refrigerant is cycled through the lines within the conduit from the outdoor condensing unit to the indoor unit, where the air is quietly distributed to the interior space.
