HVAC Installation for Eichler Homes in Castro Valley – Greenridge
From 1960 to 1965, about 185 Eichler homes were built in the Greenridge neighborhood of Castro Valley, making it the second largest Eichler community in the East Bay. Only the Rancho San Miguel neighborhood in Walnut Creek has more Eichler homes in the East Bay. These homes are built mostly on the northern part of Greenridge Road, Highwood Road, Lomand Way, and cul-de-sacs like Crown Court, Cotton Court and Badger Court.
This neighborhood is in the hills of the East Bay, which is not typical for an Eichler community. The only other Eichler neighborhood in the hillside part of the East Bay is Sequoyah Hills in the Oakland Hills. Homes on the west side of Greenridge Road overlook the city, on the east side the views of nature are incredible. These Eichler homes were designed by Claude Oakland and Jones & Emmons, who used a variety of floor plans. Different Eichler homes in this community feature flat-top roofs, low-pitched roofs, and steep pitched A-frame gables with flat roofing on either side.
There are also traditional non-Eichler homes in this subdivision, which were originally planned to be small pocket parks. These were ultimately developed as home parcels, despite protests by the neighborhood residents. There is a large park in the neighborhood, Greenridge Park features, playgrounds, picnic areas, and walking trails.
Why Eichler Homes Require Ductless HVAC
Joseph Eichler was an innovative architect and real estate developer who was heavily influenced by Frank Lloyd Wright. Eichler homes have a distinctive design, using open-room space, floor to ceiling floor windows, glass transoms, outside courtyards, atria, and walk-out patios. The Eichler style is often referred to as mid-century modern or post-WWII modern architecture. Many of the 11,000 Eichler homes built in Northern and Southern California from 1949 to 1972 were built in the Bay Area, including the first one in Sunnyvale.
One big difference between Eichler homes and traditional ranch homes is the lack of ductwork that central air conditioning systems rely upon. Central air conditioning is not a viable option because adding ductwork to an Eichler home would destroy the entire effect of the open design and architecture.
This is why Ventwerx HVAC relies on ductless heating and cooling, which uses mounted air handlers to redistribute heated or cooled air. These “mini-split” systems heat and cool different “zones” in the home, redistributing heat energy using a heat pump. Ductless systems use thin insulated refrigerant lines to move the thermal energy, instead of bulky, space-consuming ductwork. This makes ductless HVAC an unobtrusive choice for Eichler homes in Castro Valley and the East Bay.
